The project, which has transitioned from a six-story apartment complex to a five-story condominium development, is designed to better align with the needs of local residents.
One of the primary issues raised by neighbors was the adequacy of parking. The new plan complies with the Business C zoning district requirement of 1.5 parking spaces per unit, which is more than many recent developments in the city. The project will feature 62 condominium units, including 56 two-bedroom and 6 one-bedroom units, with a total of 98 parking spaces across two levels.
The shift from apartments to condominiums was a response to community concerns regarding the transient nature of rental units. Residents expressed satisfaction that the developers, David and Cindy, committed to selling the units upon completion, fostering a more stable community environment.
In addition to addressing parking and unit type, the proposal includes significant upgrades to the stormwater management plan, which has been reviewed and approved by the Department of Public Works and peer review engineers. The developers are seeking a special permit to continue residential use in the Business C zoning district, along with minimal variances for lot area and unit density.
The project is positioned within the Walliston Urban Redevelopment District, which encourages denser development. The adjustments made to the building's height and unit count reflect a commitment to community feedback while still adhering to the city’s zoning regulations.
