Hendersonville Planning Board Reviews Garage Addition Request Amid Setback Concerns

During a recent Gallatin City government meeting, discussions centered on a proposed residential addition that has sparked significant interest. The planning department recommended denying the resolution for the project, citing concerns over the house's existing encroachment into side setbacks and lot coverage limits.

Seth Neal, representing Upscale Construction, presented the proposal, which includes adding a garage to a home that currently lacks one. The garage would be positioned on the right front side of the house. Additionally, the plan involves extending the master bedroom by eight feet and converting an existing deck into a sunroom, which would increase impervious surface area on the property.

Neal acknowledged the need to address stormwater management issues associated with the proposed changes. He mentioned discussions with the city's Stormwater department about potential remediation measures, including the possibility of installing a rain garden. The team plans to assess an existing French drain from the previous owner to ensure it meets current stormwater management standards.

A key point of discussion was whether the garage would be forward-facing or side-entry. Neal confirmed that the garage would be forward-facing, similar to the neighboring property.

When asked about community feedback, Neal reported that the city had not received any complaints or grievances regarding the proposed addition. This lack of opposition may play a role in the council's final decision.
