A significant proposal for a new multifamily residential project has emerged in Glendale, aiming to transform a long-vacant lot into a vibrant community space. The project, which seeks to demolish an existing 1,592 square foot house and detached garage, plans to construct a modern five-story building featuring 40 residential units and 69 parking spaces across two subterranean levels.

The ambitious design includes balconies, a rooftop sundeck, and over 1,500 square feet of publicly accessible open space, strategically located to enhance community interaction. The site, situated in the East Broadway District under the downtown specific plan, has received preliminary approval from the city council, with conditions aimed at optimizing public space.

Rodney Khan, the project applicant, emphasized the need for development in an area that has remained underutilized for over three decades. "This site has been vacant for a long time, and it’s time to bring it to life with a project that meets the community's needs," he stated during the meeting.

The design has been carefully reviewed to ensure compliance with local development standards, including height and massing regulations. The proposed building will stand at 65 feet, consistent with the surrounding neighborhood, and features a step-back design for the top floor to minimize visual impact.

While the project has garnered support, staff members highlighted the need for additional screening of rooftop equipment to maintain aesthetic appeal for neighboring properties. The Design Review Board is expected to provide feedback, although the final decision will rest with the city council.
