The first petition seeks to rezone three properties from an R-6, 4,000 square foot residential district to an R-4, 7,500 square foot residential district. This change will allow for more spacious residential lots, enhancing the area's housing options. The properties involved are located on New College Avenue, identified by specific Saint Louis County locator numbers.
The second petition involves a similar request for two properties, changing their designation from a non-urban residential district to an R-1, 22,000 square foot residential district. This move is expected to promote larger single-family homes, aligning with the community's growth objectives.
The final petition proposes a planned residential development overlay for a combined 8.05 acres, which includes the aforementioned properties. This plan outlines the construction of 17 detached single-family dwellings, complete with common areas, public spaces, and stormwater management facilities. The development aims to create a cohesive community while addressing the need for housing in the area.
During the meeting, the commission reviewed aerial images and site photographs to assess the proposed developments' impact on the surrounding neighborhoods, including the recently approved Ashley Grove subdivision and existing residential areas.
