The Bay County Planning Commission convened on September 16, 2025, to discuss various agenda items, beginning with the approval of minutes from the previous meeting in August. The minutes were unanimously approved following a motion and second.
During the announcements segment, Wayne, a representative, provided updates from the earlier Board of County Commissioners meeting. He reported on several significant approvals related to land use and zoning changes. Notably, a large-scale plan amendment and zone change in the unincorporated Mexico Beach area, covering 136 acres, received approval after state review. Additionally, a land use and zone change along Chandler Fend Drive transitioned from general commercial to residential zoning, while another request at the northwest corner of Tennell Parkway and Eleventh Street shifted from residential to general commercial zoning.
Further approvals included a request on Mound Avenue to change from residential to general commercial zoning, along with the establishment of an opaque privacy fence along the Mound Avenue right-of-way. Revisions to Chapter 25 concerning parking regulations for residential areas within the beaches special treatment zone were also approved. The commission clarified the definition of gross floor area, excluding internal parking areas like garages from this calculation.
The meeting proceeded with a change to the agenda, where chapters 18 and 29 of the land development regulations were pulled for further review and will be addressed in a future meeting. The remaining chapters were set for discussion.
As the meeting transitioned to public hearings, attendees were reminded to stand and be sworn in if they wished to speak. The commission continues to engage with community input as it navigates land use and zoning matters in Bay County.
