The San Antonio Zoning Commission convened on September 16, 2025, to discuss several zoning requests affecting various properties in the city. The meeting addressed multiple agenda items, focusing on changes in zoning classifications and the implications for local neighborhoods.
The first item discussed was a request to change the zoning from R4 to MF33 for the property located at 9003 Somerset Road. The commission noted that 11 notices were sent out regarding this change, with no responses in favor or opposed. Additionally, there was no registered neighborhood association within a 200-foot radius of the property.
Next, the commission reviewed a more complex request involving multiple zoning changes from various districts to R4, RM4, and several C2NA classifications, along with conditional uses for auto and light truck repair, a fitness center, and other commercial activities. This proposal, generally bounded by Pettis Street to the north and Culebra Road to the south, resulted in 152 notices being sent out, with no responses in favor or opposed. However, the Culebra Park Neighborhood Association expressed support for the changes. It was noted that the staff amended the proposal to exclude a property located at 3851 Culebra Road.
The third item involved a request to change the zoning from I-one to R-four at 421 Frio City Road. In this case, 40 notices were sent out, with one response in favor and no opposition. The Collin Gardens Neighborhood Association did not provide a response.
Another request was made to change the zoning from FBZ T6-2HL to FBZ T6-2SHL for a hotel at 110 Lexington Avenue. This proposal received 27 notices, with one in favor and no opposition. The Downtown Neighborhood Association and the SA Texas District 1 Resident Association did not respond.
The commission also considered a request to change the zoning from R6 to R6H for the property at 945 West Wissacha Avenue. Similar to previous items, 27 notices were sent out, with no responses in favor or opposed, although the Beacon Hill Area Neighborhood Association supported the change.
Lastly, a request to change the zoning from I-two to C-three at 3370 Nacogdoches Road was discussed. Thirteen notices were sent out, with no responses in favor or opposed, and there was no neighborhood association within 200 feet of the property.
In summary, the meeting highlighted a series of zoning requests with varying levels of community response. The commission will continue to evaluate these proposals and their potential impact on the neighborhoods involved.
