The Castellanis intend to operate a family-run business that emphasizes minimal impact on the surrounding rural community. Greenman highlighted that the property is situated in a low-density area, surrounded by vacant parcels and the Coconino National Forest, which supports the rural character of the region. The proposed site plan includes existing structures, a riding area, and pastureland, with plans to manage water usage responsibly and maintain the property’s open space.
Key concerns raised during the meeting included the potential impact on traffic and noise, as well as the management of horse trailers on-site. Some commissioners expressed the need for flexibility regarding trailer parking, emphasizing that horse owners often require immediate access to their trailers for emergencies. In response, Greenman indicated a willingness to adjust the proposal to allow for a limited number of trailers on-site, aiming to balance neighbor concerns with practical needs of horse owners.
The commission also discussed the importance of maintaining community engagement, as some neighbors had voiced opposition to the project. Greenman asserted that the Castellanis had made efforts to communicate with nearby residents and had scaled back their original request from 16 to 12 horses in response to feedback.
