The Camarillo Planning Commission meeting on September 16, 2025, highlighted several significant development projects in the city, showcasing ongoing growth and urban planning efforts.
One of the key discussions centered around the Farrand Capital project, which was initially approved on May 14, 2024. This project involves the development of a 46.88-acre lot that will feature two automobile dealerships totaling 133,000 square feet and five industrial buildings with a combined area of 574,340 square feet. Recently, an application was submitted to modify the existing plans to reduce the overall building sizes.
Another notable project is Texas Roadhouse, approved on September 17, 2024, for a 0.47-acre lot at 650 Ventura Boulevard. This development will include an 8,307 square foot restaurant located within the Camarillo Premium Outlets.
The Neon Plaza project, approved in December 2017, continues to progress. It will transform a 14-acre vacant lot into a mixed-use space featuring an Embassy Suite Hotel with 155 rooms, a Home2 Suites with 122 rooms, a 17,500 square foot conference center, a 16,532 square foot restaurant, and 9,365 square feet of retail space. Construction on the Humpty Suites is expected to be completed by 2027.
Chick-fil-A, located at 670 Ventura Boulevard, opened its doors on May 1, 2025, after being approved on August 15, 2023. The 5,150 square foot restaurant offers dine-in and curbside takeout services.
The Vista Campanero project, which includes 68 affordable housing units, is nearing completion. It features 59 affordable rental units for low-income households, one manager's rental unit, and eight affordable for-sale condominium units, with the latter expected to be finished by mid-2026.
The Camarillo Village Homes project, approved in September 2016, is also making strides. This development will consist of 285 for-sale townhomes, with 29 units designated for moderate-income households, and a mixed-use development with 24 rental units. The project is being built in 22 phases, with several phases nearing completion.
Additionally, the Fairfield Apartments project, approved on February 2, 2021, includes 385 rental units, with 20 units set aside for low-income households. The first building and fitness center have received occupancy certificates, and all three phases are currently under construction.
Lastly, the Central Plaza Shopping Center is undergoing a major redesign, which includes the replacement of the old Kmart with a new supermarket. The demolition of Kmart has been completed, and Vaughn's supermarket opened to the public on January 17, 2025. The redesign will also feature a new drive-thru restaurant and improvements to the site's facade, parking lot, and landscaping.
