The Tippecanoe County Area Plan Commission meeting on September 17, 2025, focused on the approval of residential development phases in West Lafayette, specifically phases 3 and 4 of the Trailway Boulevard project. These phases, which include new brownstone and townhome-style dwellings, received prior approval from the commission and the West Lafayette City Council late last year and earlier this year.
During the meeting, it was noted that construction has not yet begun on these phases, but plans are in place. The development will feature a total of 195 residential units, comprising three-story brownstones and two-story plex units. The commission discussed the site plan and the final development plans (FDP) for phases 3 and 4, while phase 5, which includes community amenities, will be addressed separately at a later date.
A significant update was the receipt of a determination letter from the Federal Aviation Administration (FAA), which had delayed progress. With this approval now in hand, the project is set to move forward. The developer, Greg Colziel of Old Town Company, expressed enthusiasm about starting construction and highlighted the importance of the Trailway Boulevard project in providing access to the new residential areas.
The commission recommended approval for phases 3 and 4, allowing the developer to proceed with recording the plans within the next 30 days. The meeting underscored the ongoing development efforts in the area and the anticipation of further updates regarding phase 5 in December.
