During the Code Compliance Special Magistrate Hearing on September 17, 2025, city officials revealed that the owner had conducted significant interior renovations, including kitchen and bathroom remodels, without the necessary permits and inspections.
Building inspector Joe Valdez detailed the timeline of events, stating that a notice of violation was issued in June 2023, with subsequent notifications sent via certified mail and posted at City Hall and on the property. Despite the owner’s attempts to rectify the situation by securing a permit, inspections have repeatedly failed due to outstanding paperwork.
Valdez confirmed that the owner acknowledged the violations and agreed to the extension, which allows him additional time to pass the required inspections. If compliance is not achieved within the 60 days, the owner could face fines of $50 per day.
In a related case, another property at 445 Monroe Drive was also discussed, where the owner has been given 120 days to secure permits for interior renovations and pass inspections. The magistrate deemed this timeframe reasonable, considering the owner’s efforts to comply.
