A proposed development in Oro Valley is stirring discussions among local officials, particularly regarding its access points and zoning requirements. The Board of Adjustment convened to review plans for a new site that aims to enhance parking and buildable area, with specific requests for reduced setbacks along Innovation Park Drive and the western edge of the property.
The developer, Chris Phillips, outlined the need for a 25-foot rear setback and a 10-foot setback on the western edge, emphasizing that the adjacent undevelopable land and wash would mitigate concerns about proximity to the property line. "It allows for more area to work with on such a tight site," Phillips stated, highlighting the importance of maximizing usable space.
Concerns were raised about emergency vehicle access, particularly regarding the egress point onto Tangerine Road. Board members questioned the feasibility of traffic flow, especially the necessity for U-turns for vehicles heading east. Phillips assured that the town engineer had reviewed the plan and found no significant issues with the proposed access points.
The discussion also touched on the zoning of the property, which is currently designated for hospital use. Board members noted that if the property were not zoned as such, it would likely fall under C1 zoning, which has different setback requirements. However, the current application is necessary due to the existing hospital zoning.
As the meeting concluded, the board acknowledged the need for further review of traffic flow and potential improvements to Tangerine Road as the project progresses. The outcome of this proposal could significantly impact future developments in the area, making it a focal point for community planning in Oro Valley.
