The Town Council of Brownsburg, Indiana, is moving forward with plans for a new retail development that could include a grocery store and additional commercial space. During the recent council meeting, developer Randy Baker presented updated plans for a site located at 3080 North State Road 267, which has expanded to encompass approximately 54,000 square feet of retail space.

Baker explained that the development has evolved since his last presentation, thanks to the acquisition of adjacent property. This change allows for better traffic flow and access, addressing previous concerns from residents about congestion and safety, particularly regarding school bus routes. The new design includes a dedicated access road that moves traffic further from the nearby roundabout, which is expected to alleviate some of the tight traffic issues.

The proposed retail space will feature a two-story building, with the main floor potentially housing a grocery store and the second floor designated for office space. While there are no firm commitments from any grocery chains yet, the design accommodates delivery access for larger vehicles, making it suitable for a variety of retail options.

In response to community feedback, the development also includes plans for a drive-through service, which could attract coffee shops or similar establishments. Additionally, the project aims to address local drainage concerns by offering to manage stormwater from neighboring properties, further enhancing community relations.

The residential component of the development will consist of townhomes aimed at first-time homebuyers, with estimated prices ranging from the mid to upper $200,000s. The townhomes will feature modern amenities, including two-car garages, and are designed to provide affordable housing options in the area.

As the project progresses, the council and developer are committed to maintaining open lines of communication with residents to ensure their concerns are addressed. The next steps will involve further planning and community engagement as the development moves closer to realization.
