Mapleton City is moving forward with the Mapleton Village project, which aims to add 118 new residential lots to the area. During the Planning Commission meeting on September 25, 2025, city officials discussed the project's phased development, which will unfold in four stages. The lots will range from a quarter to half an acre in size and are designed to integrate with existing natural trails and open spaces.
Originally approved in 2007, the project has undergone several amendments, including a significant increase in density in 2021, allowing for a total of 641 residential lots through the use of Transfer of Development Rights (TDRs). Currently, 305 lots have already been platted, contributing to the Twin Hollow and Hidden Hollow subdivisions.
The new phase of development will retain 37% of the site as open space, exceeding the general plan's requirement of 35%. This aligns with the city’s goal of promoting conservation-oriented subdivision designs. The proposed layout includes a natural surface trail system that will connect with ongoing trail construction in adjacent subdivisions.
Concerns were raised by residents regarding traffic flow, particularly the potential congestion on Mapleton Estates Drive. To address this, the development will include necessary road connections to Highway 89, ensuring better access and distribution of traffic.
The Planning Commission has recommended approval of the preliminary plat, contingent upon the conditions outlined in the staff report. This decision marks a significant step in the ongoing development of Mapleton Village, promising to enhance residential options while preserving valuable open space for the community.
