Escondido's Zoning Administrator has approved a four-year extension for the Via Honda subdivision project, allowing the development of six residential lots ranging from 20,087 to 21,887 square feet. This decision, made during the hearing on September 24, 2025, is significant as it ensures the continuation of a project that had previously faced delays.
The original tentative subdivision map was approved by the Planning Commission on December 10, 2019, with an expiration date set for December 21, 2022. However, an ordinance passed by the city council in May 2022 extended the expiration date to December 21, 2023. Following this, the previous applicant, Mauricio Velasco, initiated a request for an extension, but due to personal circumstances, the property was transferred to the current applicant, Chintu Patel.
Patel's request for an additional four years was justified under the municipal code, which allows for cumulative extensions not exceeding six years. This extension will provide Patel with two additional years for any future requests, ensuring that the project can move forward without further interruptions.
City staff also updated the conditions of approval to align with current standards while retaining essential elements from the original approval. Notably, the engineering department modified one condition to accommodate development on an adjacent parcel.
