On Oct. 1 the Technical Review Committee conditionally approved a minor development order request to replat Lot 20, Block D of Cross Creek Shores by adding approximately 3.85 acres to create a single, enlarged residential parcel with access from the existing platted right-of-way at the end of Island Grove Drive in District 1.
Tyler Pascale of Arconic Engineering explained the owner purchased an adjoining parcel and pursued the minor development order because an access easement request had been denied; the replat allows the owner to obtain legal access through the platted lot. Pascale said the submittal contains minimal impervious additions at this stage and that stormwater and building impacts will be addressed during building permit review: “This is really just to get to the replat process,” he said.
Staff reported most comments had been addressed in the applicant’s recent submittal and that outstanding items were limited to engineering and environmental review. No public opposition had been filed to staff as of the meeting; planning staff noted the applicant intends to use the enlarged lot for a single-family dwelling with a garage and an accessory dwelling unit, but the building plans will be reviewed separately.
The committee conditionally approved the replat pending final engineering and environmental comments; the applicant will submit final materials and staff will verify compliance before the director issues the development order.
Next steps: applicant to provide any remaining engineering/environmental responses and proceed to replat and subsequent building permit reviews.
