On Oct. 1 the Technical Review Committee conditionally approved Phase 2 of the ACE Hardware site, a proposed 8,800-square-foot lawn-and-garden center on 2.15 acres in a village mixed-use zoning district. Staff circulated a revised report that incorporated environmental comments and noted outstanding minor planning and DRB items.
Tim reminded members that DRB previously reviewed a related propane-tank location and that the development order for that tank was issued; staff asked that the site plan incorporate the propane tank detail. Dean Burgess, representing Emerald Coast Associates, said the team had resubmitted plans the day before and asked for the DRB checklist; Tim confirmed he would provide it.
Staff’s recommendation was conditional approval once outstanding TRC and DRB comments are addressed. The committee moved, seconded and voted in favor.
Next steps: applicant to respond to TRC and DRB outstanding comments; staff to confirm DRB items have been satisfied before director issuance.
