TRC conditionally clears 6,480-square-foot temporary construction trailer at Alice Beach Block W

The Technical Review Committee voted Oct. 1 to conditionally advance a minor development order for a 6,480-square-foot temporary construction trailer with an attached wood deck and minor parking revisions on 0.92 acres in District 5 on the north side of Highway 30A.

The committee’s action moves the application to the county director to issue a development order once all outstanding comments are satisfied, including a site-specific title/survey clarification requested by staff.

Staff member Tim entered the staff report and explained why the trailer required review under the minor development process: “Because they’re adding square footage that wasn’t there previously. This is gonna be a — with the attached deck and the parking revisions. So that’s why we’re adding square even though it’s temporary,” he said. Tim told the committee that most departments had signed off and that remaining items were minor.

Katie Watson, representing Interline Engineering, said the applicant had responded to most comments and had provided a site-specific survey and revised legal description after staff requested it. She told the committee that title work for that revised legal was not yet on file and offered to provide it: “If we need to order a new title, we can. That’s absolutely not a big deal,” Watson said.

Discussion focused on the temporary nature of the trailer, the additional square footage it creates (which triggers review), and the outstanding title/survey item. The committee recorded a recommendation to move the application forward to the director conditioned on closure of the remaining comments; members then moved, seconded and voted in favor.

Next steps: the applicant must provide the requested title documentation and address any remaining minor comments before the director will issue the development order.
