The Janesville Plan Commission on Oct. 6 approved the preliminary plat for Rockport Ridge Estates, eighth edition, a 4.8-acre subdivision on the city’s west side that would create nine residential lots and two outlots.
Planning staff said the plat, submitted by property owner Acadia Homes LLC, designates the parcel in the R-1 single-family and two-family residence district and is consistent with the city’s comprehensive plan for single-family urban development. “The planning division recommends approval of the preliminary plat subject to conditions listed in the staff report,” said Brian Schwigel, senior planner.
The plat would dedicate a 70-foot-wide public right of way to extend Kestrel Point Drive between Rim Rock Road and Falcon Ridge Drive, establish a sanitary sewer easement corridor along the plat’s easterly boundary to serve Outlot 3 and lands to the west, and route stormwater into an existing city-owned pond northeast of Lot 142. Outlot 2 would be consolidated with the adjacent residential parcel to the west; Outlot 3 would be subdivided at a later date.
Commissioners moved and seconded approval under the planning division memorandum dated Oct. 6, 2025. The motion carried unanimously on a roll-call vote of the commissioners present.
Because the commission approved the item as a preliminary plat, final engineering review and the conditions listed in the staff report must be satisfied before the city signs a final plat or issues permits. The staff report and the commission’s conditions were not included in full during the meeting; applicants and the public are directed to the planning division for the detailed conditions and next steps.
