The Dothan City Commission on Oct. 7 approved an immediate consideration and passage of Ordinance 2025-259 to rezone property owned by Denny Properties LLC at 700 Kent Drive and 3198 Ross Clark Circle from B-3 to B-2.
Commissioners said the site, near a long-standing construction area by a Verizon store, has been underused and that rezoning to B-2 would allow the owner’s planned development. One commissioner noted comments from Kent Drive residents concerned about traffic and suggested the developer consider a back entrance to ease local impacts.
The motion for immediate consideration passed, followed by a vote to approve the rezoning. Commissioners expressed support for the investment and potential economic development, while acknowledging resident concerns about traffic and access. No specific conditions or traffic mitigation measures were added by the commission during the vote; staff indicated any engineering, access changes or site approvals would be handled as part of the development-plan and permit reviews.
The rezoning will allow the owner to move forward with plans that require the B-2 designation; the item was advanced to the development-plan and permitting stages under the city’s standard review process.
