The Hendersonville Planning Commission approved a request by Maple Glen Holdings LLC to rezone about 3.56 acres at 311–313 East Main Street and 102 Maple Drive from Office Plan Development and Suburban Residential (SR‑1) to General Commercial Plan Development and accepted a comprehensive development plan for four single‑story buildings totaling about 31,582 square feet.
Planning staff said the request aligns with the city’s future land use map and the applicant provided a 20‑foot landscape buffer adjacent to residential property. Applicant representative David Lucky (Southeastern Building) told the commission the project may be built in two phases and that the back buildings would likely be developed first to allow tenants to relocate before the front buildings are torn down.
Public testimony related to traffic and service‑vehicle access came earlier in the meeting from nearby resident Steve Yeldell, who said he lives three blocks away and that “traffic light is fouled up” at Maple and East Main and worried about tractor‑trailer turning radii and stormwater impacts. Lucky said the project will provide detention (including underground detention where hydraulics require) and that deliveries at similarly sized projects typically use box trucks rather than semis.
Key conditions agreed by the applicant and the commission include: working with staff on a reduced list of uses for the two rear buildings (applicant agreed to limit some rear uses to office‑type activities), construction of sidewalks along Maple Drive and East Main within three years of project start backed by surety, and adherence to public works access‑management comments. Planning staff asked the applicant to align the driveway with the Volunteer State Bank/Maple Cottage driveway across the street; the applicant initially requested two full accesses on Maple Drive and presented examples of other local driveways, but the commission approved the plan subject to staff conditions.
Why it matters: The approved rezoning allows commercial redevelopment on a central corridor near City Hall and includes conditions intended to reduce traffic conflicts and protect adjacent residential properties. The three‑year sidewalk requirement backed by surety was added to ensure pedestrian improvements are built even if the second phase is delayed.
