Council annexes 6‑acre Sweet Knobbs Trail parcel, zones it R‑1A

The Bristol, Tennessee, City Council voted Oct. 7 to annex 140 Sweet Knobbs Trail by owner consent and to zone the property R‑1A, a single‑family residential district.
Sheriff Young, director of planning and community development, told council the parcel is approximately 6 acres and currently zoned A‑1 in Sullivan County. Owner Sean Hunt is present at the meeting and intends to subdivide the parcel into two lots to build a home on each lot, staff said. The Planning Commission reviewed the plan of services and recommended R‑1A zoning rather than the staff’s initial recommendation of B‑3.
Under the city’s plan of services, water will be provided by South Fork Utility District and the owner will be responsible for connecting to city sanitary sewer service; police, fire and recreation services will be available upon annexation. The Planning Commission held a public hearing on the plan and forwarded its recommendation to council.
A resident in attendance said she reviewed county paperwork that had shown a different recommended zoning but said she supported the Planning Commission’s R‑1A recommendation.
Council approved Resolution 25‑162 to annex the property and Ordinance 25‑22 designating the parcel R‑1A; roll‑call votes were recorded in favor by Acard, Turner, Fire Robin, Slagle and Powers.
