Council amends comprehensive plan and rezones two Rodeo Road parcels to B-2 highway commercial

The North Platte City Council on Oct. 7 voted to amend the city’s 2011 comprehensive plan future land use map and to rezone two parcels at 4684 and 4602 Rodeo Road from A-1 transitional agricultural to B-2 highway commercial.
Councilmember Reeker moved to forward the comprehensive-plan amendment to the planning commission and to adopt the rezoning ordinance on first reading; the motion was seconded and passed. Planning staff recommended the change and councilmembers said the rezoning aligns with the property owner’s request and the corridor’s anticipated commercial character.
Council discussion noted the parcels are not currently inside city limits but fall within the city’s two-mile extraterritorial jurisdiction, which is why the city is processing the comprehensive-plan amendment and rezoning. One councilmember encouraged colleagues to view the site and noted recent improvements at the property.
Ordinance No. 4226 rezones described lands in part of the South Half, Northeast Quarter, Section 25, Township 14 North, Range 30 West from A-1 to B-2; the council adopted the ordinance on first reading and will complete remaining readings per statutory procedure.
Next steps: The planning commission review and any second or third readings of the ordinance will follow the city’s standard land-use process.
