Mr. Ramon, a zoning board member, moved approval "subject to the Tri State Fire Protection District requirements and verification that emergency access is safe and code compliant," and Mr. Moran seconded. The board then adopted additional conditions that staff said would be included in the recommendation to the county.
The board placed several conditions on the approval to address safety and sightline concerns raised by nearby homeowners and staff. Members asked for verification that emergency-vehicle access will comply with the fire district's standards and for measures to prevent vehicles from making unauthorized right turns out of the lot. Board staff said earlier entitlements and conditions remain in force and recommended a catch-all condition stating that all prior conditions survive the amendment.
