Pasco County commissioners approved a rezoning on the consent agenda Oct. 7 to substantially modify the Double Branch master planned unit development, increasing allowed industrial and office entitlements across roughly 966.87 acres in central Pasco County.
The change, presented as AP 83 (PD-267881), would raise industrial entitlements from 4,000,000 square feet to 6,000,000 square feet and office entitlements from 725,000 square feet to 1,725,000 square feet, and amend the master plan and associated infrastructure allowances. Planning staff brought the request with a recommendation from the planning commission and the Planning, Development and Economic Growth Department to approve the rezoning subject to the attached conditions of approval.
“Item AP 83 is PD 267881. This is a zoning amendment, substantial modification to the Double Branch MPUD … to increase the industrial entitlements from 4,000,000 square feet to 6,000,000 square feet and to increase the office entitlements from 725,000 square feet to 1,725,000 square feet,” planning staff said during the meeting.
Commissioners approved the item as part of the consent agenda after a motion that included contingent review by the clerk; the motion passed with all voting members concurring.
Planning staff noted ex parte contacts had been submitted to the clerk after publication. The rezoning was approved subject to the conditions attached to the staff recommendation; the record does not show any additional amendments to those conditions during the Oct. 7 meeting.
The item will proceed under the usual development-review conditions and any requirements identified in the rezoning conditions of approval. The transcript indicates the clerk will verify post-approval items referenced by the motion.
