The Marietta City Council on Oct. 8 approved a rezoning request and accompanying variance for 209 West Dixie Avenue to allow reconstruction as a single-family residence.
The request, filed as case Z2025-20, sought to rezone the parcel from OIT (office institution transitional) to R4 (single-family residential) and to reduce the minimum lot width from 75 feet to 70 feet. The applicant, Raymond Castonguay, told the council he recently purchased the vacant lot after the home there burned and intends to build a house for his son and future family.
City staff opened the public hearing, and no members of the public spoke in opposition. After the public hearing closed, the councilmember representing Ward 1 moved to approve the application; a second was made and the motion carried.
The approval will allow the applicant to pursue construction consistent with R4 standards and the granted lot-width variance. The council record indicates the request included site plans and dimensions submitted by Castonguay; no further conditions were read into the record during the meeting. The public hearing was conducted by the city clerk and planning staff, who confirmed the application materials and variance request during the presentation.
