First Welcome Home Ohio houses near completion; six new homeownership opportunities planned in Sandusky

Land bank staff told the committee on Sept. 15 that the first two Welcome Home Ohio homes in Sandusky — 1815 and 1817 Pierce Street — are under construction and expected to be complete in late September, with a ribbon cutting scheduled for Sept. 24 at 10 a.m. Staff said additional homes are under development and the program could yield six new homeowners in the city in coming months.
Debbie reported foundations for the first two units were delivered and set Aug. 21; the porches are built and both houses were expected to be completed by Sept. 24. She said excavation for the next pair (listed in meeting materials as 1223 C Street and 1828 Harrison Street) was planned to begin the week following the meeting, with a target completion of Oct. 27, 2025 for that pair. A larger Carr Street parcel (formerly 1228 West Osborne bakery) was split into three lots fronting Carr Street; excavation and foundations are scheduled to begin later in September with the goal of completing those units in November.
Why it matters: The Welcome Home Ohio homes are being sold to qualifying buyers; staff said they are working with lenders and partner organizations, including outreach planned with Firelands Hospital to inform eligible employees. Debbie said there is a growing interest list and that prospective buyers must obtain lender preapproval to continue in the pipeline.
Details: Staff noted that the Carr Street foundations are precast and will be dropped in place. The city has one buyer close to finishing income certification for a Carr Street lot; staff said they hope all three Carr Street units can be developed at once.
Next steps: The ribbon cutting for 1815–1817 Pierce Street is scheduled for Sept. 24 at 10 a.m.; staff will continue outreach to prospective buyers and lenders and return updates to the committee.
