Comal County commissioners on Oct. 9 approved a group of routine land‑use and subdivision items including lot combination, a bond extension, surety release and a corrective plat to resolve subdivision violations.
The court approved an amendment to the plat for The Peninsula at Mystic Shores Unit 1 to combine Lots 648 and 649 into Lot 648R and authorized the county judge to sign the amended plat after staff recommended approval.
The court accepted a continuation certificate extending the construction bond for The Estates at Mitchell Ranch for one year; staff reported the bond amount as $1,024,398.03 and recommended the extension to protect completion of roads and improvements.
For Enchanted Bluff Unit 2, staff said a final inspection confirmed construction of private roads and stormwater drainage improvements, and the court authorized release of the associated surety (construction bond 4471591). Staff noted these are private gated roads and no county roads are being accepted.
The court also approved a corrective vacate-and-replat for lots in Rocky Creek Ranch (Phase 1 and Phase 9) to resolve prior subdivision violations. County staff described that prior reconfiguration and sales without proper platting created septic and subdivision violations; the new plat reconfigures acreage to correct those issues, following a variance the court approved earlier in the year.
Each item was approved by motion and second and carried by voice vote at the Oct. 9 meeting.
