Council advances Small Sliders restaurant plan at Oldham Village to second reading

The City Council voted unanimously to advance a preliminary development plan for Small Sliders, a 930-square-foot walk-up and drive-through restaurant proposed for Lot 7 of Oldham Village, to second reading.
Mark Paretta, representing the applicant Pax Vesta LLC, described the restaurant as a compact modular building with an order window and an outdoor seating area and said the company operates locations around the Midwest. “Our menu is just a very simple menu. We serve sliders, fries, milkshakes, queso,” Paretta said during the public hearing.
Senior Planner Hector Soto told council the site is under an acre and that the plan is consistent with the Oldham Village preliminary development approvals from eight months earlier. He said staff had shared planning-commission concerns about vehicle queuing at the Lot 7 entrance. “One of the concerns that was brought up at the planning commission…was the possibility of perhaps shifting or rearranging, relocating some of these access points to help facilitate ingress and egress through this area,” Soto said, noting that the geometry for adjacent lots could still be reconfigured as other lots are built.
Councilmembers asked practical questions about how queuing would be handled, including potential impacts at the Chick-fil-A site in the same development. Councilmember John Lovell voiced worry that queuing could back up toward a traffic signal, and staff pointed to design features at other sites and to the existing Oldham Village circulation plan that was approved previously.
Councilmember Mia Pryor moved to advance Bill 25-171, an ordinance approving the preliminary development plan for Small Sliders at 101 Southwest Oldham Parkway, to second reading; Councilmember Hodges seconded the motion. The motion passed 9-0.
Staff recommended approval subject to conditions and noted the applicant had provided building elevations, materials, and a sign package; final engineering and circulation details will be resolved in building-permit review and as adjacent lots are developed. The planning commission had recommended approval but requested that the applicant and staff keep exploring access changes to reduce potential vehicle backup.
