The Monticello City Council approved a conditional-use permit allowing a single-family dwelling at 117 North Independence, a property zoned B (Business).
Staff told the council the structure predated current zoning and that the owners, Mike and Samantha Kuhn, seek to use the building as a regular rental rather than as a short-term rental. Planning and Zoning Board held a public hearing on Aug. 18 and unanimously recommended approval under City of Monticello Code section 153.017(b)(2).
Council members moved and seconded the resolution and approved it by roll call. One council member recorded an abstention; the motion otherwise passed. No amendments or additional conditions were recorded in the council proceeding.
Staff attached the PZB motion, vicinity map and project exhibits to the packet; staff said granting the conditional use would not be detrimental to public health, safety or the orderly development of surrounding properties.
