Commission backs rezoning in Sunsites to allow lower-density residential use

The Cochise County Planning and Zoning Commission on Oct. 8 voted unanimously to recommend approval of RZ-25-14, a rezoning request to change a 3‑acre parcel in SunSites No. 7 from SR-22 to RU-2.
Staff reported the parcel is undeveloped, approximately 1 mile west of Highway 191, and that the requested RU-2 district aligns with the county comprehensive plan designation of rural. The planner noted SunSites subdivisions were largely established in the 1960s, are typically antiquated and sparsely built, and that this parcel is noncontiguous with some other SunSites units.
Commissioners asked about the applicant’s intended accessory structure; staff said the owner described a residential accessory building and that the request was residential in nature. Staff also noted the parcel’s size makes it not eligible for an opt-out permit under current rules.
Commissioner motioned to recommend approval without special conditions; the motion passed unanimously and the docket will be transmitted to the Board of Supervisors with the commission’s recommendation.
