The Local Planning Agency approved a special exception for Island Winds Condominium at 6612 Estero Boulevard to replace a 16‑by‑20 tiki hut (about 320 square feet) destroyed during Hurricane Ian.
Jason Smalley told the LPA staff had corroborated aerial records showing a structure existed at the location as of 2012. The applicant, David Nussbaum, president of Island Winds Condominium Association, told the LPA the tiki hut was used daily by residents and that Terrell and Hall had issued an FDEP field permit and a wildlife specialist cleared the rebuild as not expected to harm turtle nesting. Property manager Tim Ryan confirmed the rebuild would include no permanent lighting or plumbing.
Mr. Nussbaum and supporting speakers said the complex has a long track record of stewardship, including turtle‑friendly practices and stormwater improvements. The LPA approved the special exception with the staff conditions; Commissioner Don Suddath declared a conflict of interest (he owns a condo at Island Winds) and abstained from the vote, which otherwise carried.
Why it matters: The decision restores a common amenity used by residents; staff and applicants said they secured FDEP review and a wildlife specialist opinion. The LPA’s action will move on to the town council for final ordinance action where applicable.
