The Planning Commission approved a conditional-use permit Monday allowing Company 23 to operate a light-industrial use at 5107 West Fair Avenue, a property zoned B-3 and located within a Wellhead Protection Area (WHPA) overlay where such uses require a CUP.
Applicant Ryan Matson told the commission he intends to move his existing operation into the facility "and continue our current operations out of this facility." Planning staff reviewed the application and drafted a standard conditional-use permit with conditions commonly used for light-industrial uses, including screening for any outdoor storage tied to the applicant's site and operational plans.
Commission members asked about a referenced concern from the fire chief regarding battery storage. Jen, planning staff, said the chief initially raised questions about electric-vehicle charging or battery storage but that the applicant provided additional material and "it was deemed that it wouldn't be a problem." The applicant later clarified, "At current, we're not pursuing that business anymore," referring to battery storage.
Staff recommended approval subject to standard conditions; commissioners moved, seconded and approved the CUP in a voice vote. The permit ties outdoor storage screening and the applicant's operational plan to the approved CUP.
