Planning commission grants one‑year extension for Steeplechase preliminary subdivision plat

The La Plata Planning Commission voted unanimously Dec. 3 to grant Steeplechase Development Company a one‑year extension for its preliminary subdivision plat after staff said the developer could not record lots because water allocations were not available.

Celia Craze, a contract certified planner for the Town of La Plata, told commissioners the preliminary plan had expired “because they have been unable to record lots due to the ... absence of water availability,” and that “we recommend that a 1 year extension be granted them.”

The extension preserves the developer’s place in the town’s review process while the water‑capacity issue is resolved, Craze said. Commissioners asked no substantive questions before a motion to approve was made and seconded; the chair called for a show of hands and said the action was unanimous.

No ordinance, condition, or timetable for water allocation was adopted as part of the extension; the approval was limited to preserving the developer’s procedural status pending future compliance with town regulatory requirements. The commission did not attach additional conditions in the meeting record.

The commission’s action follows staff guidance that preliminary or final approvals require compliance with the town’s regulatory documents and any applicable water allocations, and that staff will continue to process development applications while withholding final approvals where water is lacking.
