Staff said the applicant currently operates at 2915 Schofield Avenue and proposed moving operations to the former Norcon property on Municipal Street; the uses require a conditional use permit in the LI district.
Planning staff reviewed the performance standards for the proposed uses and said the applicant meets the listed requirements; staff recommended approval with four conditions tied to the performance standards and the submitted site plan. The commission reviewed the required determination questions—consistency with the comprehensive plan, impacts on neighboring properties, service capacity for public utilities, and public benefits versus adverse impacts—and found the answers supported approval.
There were no public comments at the hearing. Commissioner Mumper moved to approve the CUP with the staff conditions; Commissioner Gerent seconded and the motion carried by voice vote. The permit will be issued after the applicant satisfies the listed conditions and any required documentation is filed with planning staff.
