The ETZ committee approved a conditional use permit May 12 for an accessory building at 163725 Kirsten Road that exceeds the SFL district’s usual 1,000‑square‑foot and 15‑foot height limits. The applicant said the accessory building will be 1,500 square feet and 17 feet tall and will match the house exterior.
Planning staff told the committee the applicant meets setback requirements, that the property currently has planned driveway access for the building location, and that staff had drafted eight standard conditions for the permit (including that the site plan exhibit be attached as Exhibit A and that a driveway permit be obtained; the applicant indicated the driveway permit had already been applied for). Staff recommended approval with those conditions and the committee agreed.
Commissioners raised a broader code question about larger garages becoming more common and asked staff to consider potential zoning‑code updates; staff said they are already reviewing garage size standards and will return to the committee with code amendment proposals.
A motion by Commissioner Gern to approve the conditional use permit, seconded by Commissioner Phelps, carried by voice vote. The committee attached the eight staff conditions and the site plan to the approval.
