Planning commission approves small office addition at Starkey Administration Building; water impact under one EDU

The La Plata Planning Commission unanimously approved a major site plan May 21 for a small office addition at the Starkey Administration Building, 5980 Radio Station Road, an administrative facility used by the Board of Education.
Janine Harrington, planning director, said the area to be disturbed is approximately 5,045 square feet for the office addition on the building’s rear near Laurel Springs Park. She said step-3 stormwater plans were submitted and approved and that the proposal meets Central Business transition zone setbacks, lighting and landscaping requirements.
Harrington told commissioners the proposed addition would create less than one equivalent dwelling unit (EDU) of water and sewer demand—using the town’s 250 gallons per day (gpd) standard for an EDU—and staff concluded the system has capacity to accommodate that incremental need after the applicant agreed to remove some fixtures. Commissioners asked for confirmation that the town had sufficient capacity; Harrington replied, “Correct.”
After brief questions, the commission voted unanimously to approve the major site plan. The approval allows the applicant to proceed to permitting consistent with the approved plans and applicable building and utility conditions.
