DeKalb County commissioners voted to rezone two parcels at 6481 and 6485 Merchants Drive from C-4 Highway Commercial to I-2 Low Intensity Industrial.
County staff described the properties (formerly an indoor paintball facility) as a roughly five-acre site made up of two parcels. Staff said prospective tenants are seeking industrial-style uses such as light manufacturing and warehousing that better align with I-2 zoning. "The building bodes itself for that type of use versus our C-2 commercial ... which is more gas stations, coffee shops," a county planner said during the presentation.
The county planning commission issued a unanimous favorable recommendation to the commissioners. After brief questions from commissioners about nearby outdoor uses (a small outdoor paintball area and adjacent motocross track) and a short public-comment period with no substantive opposition, Commissioner (unnamed) moved to accept the rezoning request and the motion carried on a voice vote.
County staff said the change will allow the owner to market the building to tenants whose operations are consistent with I-2 zoning and that the developer of the Le Auto Business Park still owns nearby parcels not included in this rezoning.
