The Plan Commission on Monday approved an amendment to the conditional use permit and site plan for Midwest Mini Storage at 8211 Schofield Avenue that reduces the driveway width between Buildings 7 and 8 so pavement can be placed around the new layout; the commission added a condition that staff verify landscaping/screening on the east side of the property.
Applicant representatives explained the amendment would move Building 8 closer to Building 7 to allow full pavement access around Building 8. Staff noted the change did not alter the overall character of the site but that a landscape check is needed because previously the building itself provided screening where pavement and an access drive will now be located.
Public comments focused on phasing and construction timelines; the applicant, Owen Jones, said building set erection could begin in October and that temporary occupancy and leasing are planned once units are serviceable and electrical and other systems are available. He said paving may be completed in spring given construction sequencing and subcontractor schedules.
Commissioner Gert moved to approve the amendment with the original conditional‑use conditions and with staff verifying landscape/screening adjustments; Commissioner Deason seconded and the motion carried. Staff said they will review the landscape plan and confirm adequate screening on the east side prior to final site approval or as part of the permit process.
