The Summerville Town Council on Oct. 9 approved a bundle of land-use items including annexations, a development-agreement amendment and property conveyances.
The council approved the petition by 1905 Old Trolley Road LLC to annex approximately 1.29 acres (TMS number 1610802008) into Summerville and to zone the parcel UCMX (urban corridor mixed use) following annexation; the planning commission and the planning and development committee had recommended approval. The council approved this annexation by voice vote.
On second and final reading the council approved annexation of four Dorchester County parcels (TMS numbers 1460000007, 1460000109, 1460000112 and 1460000023), totaling approximately 31.8 acres, and rezoned the parcels to MFR (multifamily residential) upon annexation.
Council also approved an amendment to the Shoemaker Tract Development Agreement by and between Lennar Carolinas LLC and the town for the property commonly known as Limehouse Farms, approximately 276.8 acres. The amendment permits continued residential and commercial land uses included in the development plan.
The council handled several property conveyances and quitclaims: a 10-foot strip across town-owned property condemned in Town v. Smiley and Son Development LLC (case number 2025CP1800018) was conveyed; the council conveyed a 0.1-acre portion of South Pine Street to Tiffany Wilson (recusal noted for one council member); and the council authorized quitclaim deeds on Noisette Row to named property owners. A first-reading item was also held to authorize conveyance to the South Carolina Department of Transportation for a portion of Hudson Drive right-of-way created in a 2001 alignment project; town officials confirmed the quitclaim would cover the 2001 right-of-way while retaining the old right-of-way.
All listed annexations, the Limehouse Farms development amendment and the conveyances passed by voice vote during the meeting.
