Planning commission grants waiver for Superior Construction yard; requires paved entrance and gate

The Berkeley County Planning Commission approved a waiver request submitted by Superior Construction and Hauling LLC to allow a gravel equipment and storage area for a 6,000-square-foot maintenance building on a 2.17-acre site, provided that the entrance and the public parking area are paved and a gate is installed to secure the gravel area.
Staff recommended approval of the waiver to section 801.10 of the subdivision and land development ordinance, which requires off-street parking areas to be paved, on the condition that the paved entrance and public parking area and the security gate be constructed as shown on the detailed plan. The site (file 2508-242) is located on a southern cul-de-sac off Winchester Avenue in the Arden District (tax map 5, parcel 58.11). The developer and engineer are Superior Construction and Hauling LLC and Fox and Associates, respectively.
Steve Sionovich of Fox and Associates represented the project at the public hearing. There were no public speakers. A planning commission member moved to accept staff recommendation; the motion was seconded and carried. The waiver was approved with the stated conditions.
Planning staff’s written report notes the developer agreed to pave the entrance and public parking area and to install a gate to secure the portion of the site that will remain graveled; staff recommended the waiver be contingent on those commitments and the commission followed that recommendation.
