The Boise City Design Review Commission approved design revisions for project DRH25-00268 during an Oct. 8 work session, clearing refinements to the proposed five‑story, 216‑unit residential building with about 1,900 square feet of commercial space near Whitewater Boulevard.
Planning staff presented the changes and said the applicant addressed the commission’s prior comments. Catherine (planning staff) told commissioners: “This application is for construction of a new 5 story multifamily residential building with 216 units and approximately 1,900 square feet of commercial space on property in MX” and summarized material and detailing revisions proposed after the Sept. 10 hearing.
Developer Alquist Development and the project design team made several changes to the building’s facades, according to the presentation. Ryan Cutler, representing Alquist Development, and architect Kevin Zandberg described pulling brick to form a clearer base, simplifying material palettes on the southwest corner, adding brick coursing and reveals at pedestrian scale, revising storefront canopy size, and adding exterior lighting to clarify entries and pedestrian rhythm. Zandberg said the team “brought that brick down and really tried to stress the horizontality of the brick and making really the brick the base of the building.”
Commissioners praised the revisions as responsive. One commissioner said the southeast corner “looks a lot more cohesive” and recommended the applicant revisit a deep parapet/soffit on the south facade to ensure it contributes meaningfully to the design. The applicant agreed to review that detail with the architect.
After discussion the commission voted to approve DRH25-00268 through the work session. The roll call recorded Commissioners Marsh, Aguilar and Verstedt (recorded) voting in favor; the motion carried.
Next steps listed by staff include incorporating the revised drawings into the final project record and carrying any remaining design details into construction documents for city review. No conditions beyond the usual filing of final documents were recorded in the hearing minutes.
The approval concludes the commission’s review of the architectural refinements presented at the Oct. 8 work session; staff indicated the revised materials and facade details will be included in the project’s final submittal package.
