Oconee County commissioners approve multiple rezonings, special use and code edits; board initiates separate rezone tied to litigation

Oconee County commissioners on Oct. 7 approved a package of land-use actions that included two private rezoning requests, a special-use permit for a temporary manufactured home, a variance for barn siding and countywide text amendments to the Unified Development Code. The board also voted to initiate a separate, board‑sponsored rezoning of a property currently in litigation, directing staff to advertise the item for a December public hearing.

The most detailed vote authorized a modification to a 2017 rezoning for the Landing of Bogart LLC (case P25-0153), allowing a consolidated senior-living development and an increase in permitted total building square footage to 138,422 square feet on about 14.8894 acres at 2881 Monroe Highway. County planning staff recommended conditional approval; the board approved the request with five conditions including a requirement that all parcels be held in common ownership by Landing Senior Living LLC, that condominium lines be recombined to form a single tax parcel, and the 138,422-square-foot cap.
