The Kokomo Board of Zoning Appeals approved case P20B25, granting a parking‑layout variance that allows a proposed garden center to place parking in front of the primary structure on a C‑2 zoned parcel along Alvin Dixon Road.

Bradley Wunderlich, who said he and his brother co‑own a landscaping business, told the board the parcel is roughly 200 feet wide by 900 feet long — a "bowling‑alley shaped lot" — and that requiring parking to the building sides would leave insufficient room for plant sales and safe customer loading. Wunderlich said the proposed layout "allows patrons easy access to property" and that the parking and drainage plan meets local requirements.

City staff findings recommended approval, stating the front‑parking layout "will improve the safety of the site by slowing traffic from the road down before they enter the area in which customers will be walking" and that it will not encroach on easements or neighboring properties. Staff said the variance will enable a currently vacant commercial lot to become a garden center and greenhouse while maintaining responsible drainage.

The board made and seconded a motion to approve the variance and to adopt the petitioner’s and staff’s findings; members voted "aye" and the chair declared the motion passed.
