Peachtree City’s Planning Commission voted Aug. 11 to approve building elevation modifications for J. Alexander’s at 100 Marketplace Boulevard (the former Smokey Bones site), endorsing changes to paint color and exterior materials after a staff-led meeting with the applicant.
Staff and Commissioner Halverson said they met with the applicant’s design team after the July meeting to discuss canopy colors, tower material and overall cohesion. The applicant proposed painting existing brick in Sherwin‑Williams Alabaster (a warm white) with a darker base and maintaining many of the previously proposed material elements, including Eldorado stone columns and EIFS/stucco accents. Signage will be submitted under a separate permit process.
Commissioner Halverson, who had earlier expressed concern about canopy colors, said the revised design was a substantial improvement and that he preferred to accept the new standard instead of contesting canopy color changes. Commissioners said the new, lighter exterior will brighten the corridor and align the Peachtree City location with the applicant’s updated brand standards.
The commission approved the elevations as submitted by voice vote. Staff noted the front façade primary-material coverage falls slightly short of the 80 percent primary-material guideline but said the overall package met the ordinance intent.
Next steps: the applicant will pursue separate signage permits and proceed with the approved exterior materials and paint.
