Council previews public hearing for Lenoir Church Road rezoning; staff outlines mixed-residential standards

The Snellville City Mayor and Council discussed RZ 2503, a rezoning and public hearing for property along Lenoir Church Road, during their April 28 work session ahead of the scheduled public hearing.
Jason, a member of the city's planning staff, walked the council through the dimensional standards in the mixed-residential ordinance. He said the ordinance provides a range of lot sizes for different housing types to allow a mix of detached houses, carriage homes and townhomes on the same site. The staff report cited a 2,500-square-foot lot standard for detached houses and an 800-square-foot standard for townhome lots as examples of the reduced base lot sizes in the mixed-residential rules.
Councilmembers confirmed that certain other standards—driveway width and setbacks—remain the same as typical residential requirements and that units must meet sidewalk requirements. Council members also discussed that the mixed-residential standards were included to give developers flexibility and to enable housing at different price points.
The applicant for the Lenoir Church Road rezoning asked that the council consider rearranging the agenda so Summit Chase would be considered first; the council agreed to keep the meeting order as posted. The work session contained no final vote on RZ 2503; the matter remained scheduled for public comment at the regular meeting.
