Snellville planning commission approves Somerset at Snellville rezoning with HOA rental cap

The Snellville Planning Commission on March 25 approved a rezoning and future land‑use amendment to allow a 70‑unit mixed residential development at 2587 and 2597 Lenoir Church Road, with conditions that include approval of requested variances and a homeowners association that limits rentals to no more than 10% of units.

Planning and Development Director Jason Thompson, who presented the case, told the commission the staff recommendation was "approval with conditions." Thompson said the application requests rezoning to the RX Mixed Residential district and a future land use map amendment from Residential Low Density to Medium Density for a 15.15‑acre site in the No Business Creek character area.

The application, titled Somerset at Snellville and submitted by Revive Land Group, proposes 70 total units: 28 single‑family detached homes and 42 single‑family attached townhomes. Thompson reported the development’s gross density at about 4.62 units per acre, below the RX district maximum of eight units per acre, and noted the applicant also requested a variance related to front‑yard driveway/ground coverage that staff recommended approving.
