The Washington City Land Use Authority on Aug. 6 approved two final-plat items: the Pink Sands Minor Subdivision and the Primavera Commercial Partial Amendment A subdivision.
Pink Sands Minor Subdivision Staff described a three‑way property exchange and cleanup arrangement among the city, a private owner and an HOA that made the lot split possible. The applicant asked to split a roughly 0.46‑acre parcel into two buildable single‑family lots in an area zoned R1‑8. Staff said the proposed split conforms to city subdivision regulations and recommended approval. The Land Use Authority voted 3-0 to approve the final plat based on the findings and conditions in the staff report; the motion was made by Commissioner Mitchell and seconded by Commissioner Davis.
Primavera Commercial Partial Amendment A The Authority also approved an amendment to the Primavera Commercial subdivision to adjust a south property line adjacent to the Maverik site and subdivide the previously larger Lot 3 into five commercial parcels. Staff said the changes reflect earlier land transfers to accommodate Maverik and that public-utility access and drainage easements would be recorded with the plat. The Authority voted 3-0 to approve the amended final plat subject to the staff findings and conditions. The applicant indicated the parcels will likely be managed under a master landlord arrangement or HOA to handle maintenance of shared drive aisles and parking.
Votes at a glance - Pink Sands Minor Subdivision (final plat approval; split of 0.46 acres into two single-family lots; R1‑8): motion to approve by Commissioner Mitchell, second Commissioner Davis; vote Mitchell Aye, Davis Aye, Bullock Aye. Outcome: approved. - Primavera Commercial Partial Amendment A (amended final plat to subdivide Lot 3 into five commercial parcels; public-utility easement and drainage easement to be recorded): motion to approve by Commissioner Davis, second Commissioner Mitchell; vote Davis Aye, Mitchell Aye, Bullock Aye. Outcome: approved.
Both items will be recorded and handled through standard plat-recording procedures; staff said the Pink Sands outcome will clear a long-standing, unmaintained HOA parcel and add one additional housing lot, and the Primavera amendment formalizes lot boundaries in a high-traffic commercial corridor.
