The Kettering Planning Commission on Sept. 15 approved a final record plan to replat Lot 9 and part of Lot 8 in Gateway Commercial Park Section 2A, creating Lot 8A and Lot 9A to allow a future expansion. The motion, filed as case PCDash25Dash011, passed by roll call vote.
City planner David Roller presented the staff report and recommended approval with no conditions. Roller said the plat was reviewed for compliance with the Kettering Subdivision Ordinance and found to meet the required standards. He summarized the proposal as a redrawing of two commercial lots to transfer a strip of land from the northern parcel to the southern parcel, creating a larger southern lot of "a little shy of 3 acres" and a remaining northern lot of "about 7/8 of an acre." Roller told the commission the second page of the submission contains signature blocks and that staff found the submission complete for approval.
The commission confirmed the applicant was not present at the meeting. Commissioners briefly asked whether plats require a public hearing; staff clarified that plats are considered public meetings and do not require a formal public hearing. Carol Fisher, secretary, moved to approve the final record plan; the motion was seconded by an attendee identified in the record as Mr. Washington. Roll-call votes recorded Carol Fisher (yes), Ray Waskey (yes), Ken Lackey (yes), Troy Irbis (yes) and Don Rathman (yes), yielding a 5-0 approval.
