At its August meeting, the Planning and Development Board approved the preliminary plat for Longview Estates, a proposed 15-lot subdivision north of East First Avenue and south of Wainwright Drive, staff said.
Staff said the application, submitted March 25, proposes two lots fronting Long Drive and 13 lots fronting a new road that would connect to Long Drive. The subdivision would cover about 3.25 acres, a density of roughly 4.61 units per acre; the zoning district allows up to eight units per acre, staff said.
"This subdivision is proposed off of Long Drive … The project proposes 15 lots, 2 fronting Long Drive, and the remaining 13 fronting a new road that will connect to Long Drive," planning staff said during the meeting. Staff said the submittal has completed technical review and that outstanding technical comments have been addressed.
Staff also noted that the plat could be returned to the board if any minor comments later affect the layout. Planning staff said a recent change in state statute and the board attorney’s discretion affect whether such a return is required.
The board voted to approve the preliminary plat on a motion by Mr. Warren and a second by Mr. Medlock. The approval was recorded as a voice vote; the meeting transcript records the board saying "all in favor" and "ayes have it," and does not list individual roll-call tallies.
Planning staff said approval of the preliminary plat would lead to future development that could generate impact fees, building-permit fees and utility fees.
After the vote the board moved on to the director’s report.
