The Marshall County Planning Commission recommended approval of replat application 25-PC-15 (O'Keefe–Miller) for property on Northlake Drive in New Walkerton, the commission heard at its September meeting.
The recommendation would consolidate multiple Miller-owned parcels into a larger lot, combine smaller O'Keefe lots into a single lot, and create a smaller outparcel with one new home. County staff and the petitioner said the proposal would result in three separate parcels, each with a single residence, and that no new streets or anticipated air or stream pollution are associated with the replat.
County staff walked commissioners through the proposal and the subdivision standards the commission must apply, saying the plat conforms to the principles and standards required by the county's subdivision regulation and that due regard had been shown for natural features and other conditions. Staff and the Technical Review Committee (TRC) recommended approval. Staff advised that, if the commission recommended approval, a deed transfer from O'Keefe to Miller should be completed and recorded before the county accepts the secondary plat for recording by the auditor.
Petitioner Robert Jones described the existing lot layout and the intended consolidations and splits to increase and maintain lakeshore access for the affected properties. A commissioner asked whether the final configuration would create three separate parcels with one residence on each; staff and the petitioner confirmed that would be the result.
The commission opened and closed a public hearing with no members of the public speaking on the item, then moved to approve the replat recommendation. The motion passed in roll call; recorded affirmative responses included commissioners identified in the transcript as Cooley, Kaltheis, Johnson, Mieras and Nunemaker. The transcript shows staff direction that the deed transfer should occur before the secondary plat is finalized and recorded.
Next steps noted by staff include completion of the required deed transfer between the property owners and recording of the replat with the county auditor after staff verifies the transfer and updates the secondary plat.
